Air Duct Cleaning FAQ — Los Gatos, CA
Common questions from homeowners in Los Gatos and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
Is there a real schedule for duct cleaning, or is it just whenever?
Most Los Gatos houses land somewhere in the three-to-five year window, and the spread has less to do with the calendar than with what your returns pull in. Homes on the flats with the 1950s-60s ranch layouts usually go longer. Hillside parcels above the valley floor, houses with a dog or two, and anyone who ran the system through a late-summer smoke event tend to come back sooner. If you can see gray fuzz on the supply grilles or the air smells stale the first week you switch to heat, that is your answer without a schedule.

What does a crew actually do once they are inside the house?
First stop is the air handler or furnace. That tells us what we are working with before anything gets hooked up. We run a vacuum line to the main trunk, seal it, then work register by register with rotating brushes and compressed air so debris travels toward the vacuum instead of into the room. Supplies, returns, the blower compartment, and the coil face all get attention. Last step is reinstalling grilles, a filter check, and a walk-through so you see what came out.

Roughly how much of my day does this take?
A standard single-system ranch on the flats runs about two to four hours. Add time for a second system, which a lot of the 1970s-90s hillside customs have, or for long runs through a crawlspace or a cramped attic. Downtown cottages and Victorians near the old town core can go slower too, since older ductwork was often retrofitted into tight framing and the access points are not where you would expect. We give you a time estimate at the door and tell you if something on site changes it.

Why does the number come out different from house to house?
Vent count is the biggest single driver, followed by how many separate systems are feeding them. After that it is access: a sealed hillside crawlspace or a low attic over a 1970s addition takes longer to work than a garage-mounted air handler at eye level. Condition matters too, since ducts that have pulled wildfire ash and foothill pollen for a decade need more passes than ducts cleaned four years ago. We look at all of it in person at no charge and tell you the number before anyone unpacks a brush.

Will you be shoving my furniture around and leaving dust everywhere?
We move what sits directly over or in front of a register, and we put it back. Anything heavy or fragile, we ask first rather than guess. The vacuum runs under negative pressure the whole time, so loosened debris goes into the collection unit instead of your living room, and we drop cloths at the air handler and at any register we have to open up. Crews wear boot covers inside and haul their own waste out.

My airflow is bad, is that the dryer or the furnace ducts?
Check which appliance is complaining. A dryer vent problem shows up as clothes needing two cycles, a hot laundry room, or lint collecting around the door seal, and it is confined to that one machine. An HVAC duct problem shows up across the house: weak output at several registers, rooms that will not hold temperature, dust reappearing on surfaces days after you wipe them. They are separate systems with separate paths to the outside, and we clean both, but they are priced and scheduled as different jobs.

Suppose there is mold growing in there. Then what?
We stop and show you, with photos from inside the duct. Light surface growth on sheet metal near a coil or a cold supply boot is usually a moisture problem we can treat with an EPA-registered antimicrobial after cleaning. Heavy growth, or growth in porous duct board and liner, is remediation work that belongs to a licensed specialist, and we will say so instead of spraying over it. Either way we try to find the water source first, since Los Gatos winters are wet enough that condensation on an under-insulated crawlspace run is a common culprit.

Do I need to buy a filter, or do you handle that?
We pull and inspect the filter as part of the job, and we carry common sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. If yours fits what is on the truck, we swap it and it goes on the quote as a line item. Odd sizes and high-MERV media cabinets sometimes have to be ordered, and we will tell you the size and rating to buy. Putting a clean duct system behind a loaded filter wastes most of what you just paid for.

Can anyone get out here today?
Often, yes. Morning calls have the best odds of a same-day slot, and we keep room in the schedule for them. Spring is our heaviest stretch, when grass and oak pollen off the foothills has everyone calling at once, and the days after a wildfire smoke event fill up fast too. If today is booked we will give you the next real opening instead of a vague window.

Which areas around Los Gatos do you cover?
All of Los Gatos, from the old town core out to the tract neighborhoods on the flats and up the hillside parcels above them. Los Gatos sits at the southwest edge of Santa Clara Valley where the valley floor meets the Santa Cruz Mountains foothills, roughly 300-600 ft elevation in town with hillside parcels climbing higher, and our trucks are set up for the narrow driveways and detached crawlspace access that come with that terrain. We also run through Monte Sereno, Saratoga, Campbell, and the west side of San Jose. Tell us the cross streets and we will confirm we cover you.
